Listing Agent Duties and Responsibilities

As your WNC Real Estate listing agent for your home, land or commercial property I am the seller’s representative in a real estate transaction.

Some of our duties as a listing agent include:

  • Placing the property on the market
  • Exposing the property to the greatest number of potential buyers and their agents by:
  • Placing a “for sale” sign on the property
  • Advertising the property widely, including on the internet
  • Placing the listing on an MLS leading to syndication to major websites
  • Holding open houses, including broker’s open houses
  • Using alternative and social media marketing vehicles as appropriate
  • Using media commonly used to advertise properties for sale
  • Finding buyers for the property
  • Conducting open houses, if appropriate
  • Providing a reasonable means for other brokers to show the property
  • Being available to show your property in a timely manner
  • Assisting you through the transaction once a buyer is found
  • Cooperating fully with other agents as the seller authorizes
  • Protecting your interests throughout the process
  • Being loyal to you and your property, and looking out for your interests
  • Working with and the general public with honesty and integrity
  • Disclosing known facts about the property that may be material to the transaction
  • Maintaining client confidentiality and not disclosing confidential information about you to a prospective buyer
  • Presenting all offers to you as soon as is practical
  • Conducting business in a manner that is above board, truthful, and honest
  • Using reasonable skill and care when working with all people involved in a real estate transaction
  • Complying with the laws, regulations, statutes, and obligations established by federal, state, and local governments, and abiding by the duties and responsibilities outlined therein

I also need to inform sellers about property owners role in selling their property, such as:

  • Increasing marketability: Enhance curb appeal, make repairs, declutter, paint, etc.
  • Safeguarding personal valuables
  • Making the property available for showings
  • Leaving the property for showings
  • Removing or securing pets for showings
  • Managing unscheduled showings (they happen!)
  • Responding to inquiries without damaging their own negotiation position
  • Handling offers
