What is the best way to sell a property?

The most common way to sell a house or land is to use a real estate agent or broker which accounts for 87-91% of sales.

The real estate agent/broker will customarily list the house/land/property on the MLS, aggressively market it, and also be there for you to coordinate showings with other agents/brokers and/or potential buyers. They will also help you evaluate each and every offer, negotiate terms or counter-offers with the buyer, and ensure the deal goes through.

When the real estate marketplace is a seller’s market, some people can become lax with staging their home and putting the work into it in order to get the best price. For some people top dollar is not an issue such as leaving a crime ridden area that just continues to get worse with no leadership to solve the problem or other reasons.

If getting top dollar in not a concern, no worries for you then, just sell sell your home and move to a more civilized area! But if you would like to sell your home and get the most buyers interested and possibly a bidding up competition then it’s important that you consider following these items.

1. Deep clean your house! Seriously, a clean and spotless home is inspiring and very enlightening to be in. Spend a couple hundred dollars to have a professional come in and clean your house if you don’t want to or have time to put the work in yourself. This will pay usually yield big dividends.

2. Pack up your house! This might be one of the hardest parts for sellers, especially if you aren’t moving right away but it’s important to pack up many of your items, take things off the walls, and remove all of the clutter (don’t take this personally). Here’s why, when someone is walking through your home, you want them to be able to envision their items, their style, and unique décor in that space. If your stuff (even though you’re very proud of it) is all over the place then it will be hard for them to envision their new environment.

3. Stage the house! Now that you just cleaned everything up and packed many belongings, you can stage the house by leaving your personal furniture and a few items in place to make it homier or you can have a professional staging company come in and actually set everything up to look amazing. Having a home staged gives buyers the ability to visualize where their furniture may go, how the layout would feel and possibly work for them, but the most important thing is keeping it very simple and clean.

4. Curb Appeal!  Every step is important but think about when you drive by a house or pull up out front. It’s the first impression that sticks with you! This sets the pace long before anyone even submits an offer to purchase. If they can fall in love with the exterior, you are in good shape right away! Here are some things you may want or need to do for the exterior of your house for sale.
a. Stand back at the street view and just take note with a critical eye of everything that might need cleaned, trimmed, staged, or repainted.
b. Landscaping! Clean it up, make it look sharp, crisp, mowed, and fresh!
c. The siding – does it need to be cleaned or power washed? Are there any visible damages that need fixing before you list your house for sale? What about any areas that might need touch up paint?
d. Porch & Front Door – this is the “initial property statement” piece of the exterior. Does the front door need a modern new color or a coat of fresh paint? Can you hang an attractive ornamental on the door and/or some plants by the front door to liven it up? Do it and you will reap the benefits for sure! This matters because everyone’s eye will be looking at the front door and porch while they are anxiously awaiting to enter the house! Set yourself up for success.

5. Do the Little Extras! What I mean by this is first, hire an incredible Realtor® (Consider hiring me to represent your interests and get you the best price) that is going to do everything they can to list, market and sell your house and put it in front of the most people! You want to see your agent or broker working hard for you and I surely will. Tell your neighbors, coworkers, friends, family, and anyone you know that your home is for sale! You never know who they know that might want to buy a nice house like yours.

When you stage your home for viewing by other agents and their buyers, make sure the house smells good and clean, leave several sealed water bottles and/or light refreshments that do not crumble on the floor for them, and give them some basic information like the cost of your power or utility bill on average or additional information that could be helpful for them.

Making potential buyers and other real estate agents viewing an enjoyable experience while looking at your home for 15-30 minutes will make all the difference in selling your house! You have a very short window to leave the best impression and I always say the more emotionally people become attached to your house, the better!

The goal is that the buyer can visualize themselves and other family members, if any, and their life being built in that very home and that’s what allows buyers to potentially drive up the price point.
